Hopatcong: What Should Go Here?

The Tidal Wave had its last bash on Thanksgiving Eve 2009. What should come next? Or should the once-hoppin' borough bar return?

The building sits empty overlooking Lake Hopatcong.

Just a few years ago the Tidal Wave was one of Hopatcong's busiest night spots, a bar with outside dining just across the bridge of New Jersey's biggest man-made lake.

Then it held its last big bash on Thanksgiving Eve in 2009.

Now it's future is in limbo. Will it reopen? Will it be sold? At this point, it's anybody's guess.

But what do you think should go here?

Would you want another restaurant? A bar? A different type of business? What does Hopatcong need most, and could this property address it?

There's so many issues with the property from the septic tank system, to the construction of the building, to the oil tank, to the poor floating dock construction, leaky roof, etc. Also, last time I was in there (2004), it smelled like a cigarette factory and micro brewery. "From the to the"...tear the building down and start over.

Tear it down, tear it down and let it sit vacant. This will deminish it's value, ruin the neighborhood and bring a plague on your house. Get real! Maybe, it will cause the tax base to decrease, ha,ha,ha.

Knock it down, rebuild the deck rip up parking lot put in grass and open it to the residents only of Hopatcong free access to the lake, since we cant get into state park cars backed up to 80 3 in the morning hopatcong should have an area for its residents only to have access to the water, maybe a snack bar either sell the liquor license or sell it to someone who wants to run a small bar maybe on wheels pulls away when area is closed, demolish septic system and have a porta john plant trees and flowers next to the road to make it attractive

I spoke with the owner, John, on Saturday. He told us they hope to be open by the Fourth of July as a bar/eating establishment. Hope they make it!

@BeachBum...John told us he was currently renovating and that the town has not...again...not given him a problem. We asked him about the septic problem and he said that it was a "story" because his septic was tended to by the former owners. It is not on the market...current owners are renovating...It will probably still have the flat roof...

There's a long history here back to the day when it was once a "Chinese restaurant" of sorts. Operating as the Upper Deck Restaurant & Comedy Club for many years, the place was a nice local place to go for dinner, drinks and entertainment and a welcome change from the typical bar scene at Feurstiens, Kelts Sail Inn/Time Out, The Log Cabin, etc. The Upper Deck created much less stress on the neighborhood and the police. The "rough and ready" crowd didn't typically frequent the place - They didn't fit in. The last owners were running the Tidal Wave on a "shoe string" and had their own personal problems which resulted in the place becoming the dump it ultimately became and eventually going down the toilet completely. There were frequent unexpected closings due to either fights/brawls, license issues, violating local ordinances, septic problems, running out of fuel oil, not paying the electric bill.......Good luck to the new owner(s) - Hope they can bring it back.

Please NOT another bar!!! The last thing this town needs is another place to get alcohol!! Don't we already have 2 liquor factories & quite a few places to get drunk? If this is our way of "having fun" or "relaxing" we are sending our young people the wrong message. What about a good clean family place or altogether different venue? If not, then nothing at all!!! ANYTHING BUT ANOTHER BAR!!!!!

The borough had an offer to turn that area into a "retirement community". I don't know the details but it never came to fruition. Maybe some one else has details on it.

I thought the "retirement community" was slated for the area of Hudson Maxim School, the Jewish Center and out-buildings, Needle Niche and across the street towards Feursteins - a nice little lakefront retirement community that only the wealthy could afford to retire to. The idea went to the backburner after Mr. Modick passed away.

What a about a great little place to get good American food, like flame broiled burgers, hotdogs, po'boy sandwiches, hot soups, sizzling fries w toppings, milkshakes...comfort fun foods that everyone can go to and chill. Its on the water and if done right, it would be a year round place to go. You know...warm lighting, booths, tables, a jukebox....whatever. And a coffee menu would be awesome. We have lots of bars but we also have lots of families. I want good American food and I can't find it.

I agree with that Shannon. I had a couple investors ready to buy that property and invest in this area but the borough is NOT business friendly. They drive everything out. Besides, the building needs to be torn down. It's rotting from the inside out.

I agree with Roll Back my brother owns Affordable Automotive which is where old Gellers was and they are giving him a hard time He may have to go in front of the planning/zoning board and the business hasn't changed! still automotive...He's actually a business that is thriving and the town is giving him BS.....

It's described as vacant land on Zillow with this listing...BUSINESS OPPORTUNITY. MANY USES - RESTAUR, LIQ STORE, ETC., SEPARATE LIQUOR LIC AVAIL, POPERTY LOCATED IN PROPOSED TOWN CTR LOC, PREVIOUSLY APPROVED FOR DAYCARE CTR.(SITE PLN and ARCH. AVAIL)

End of argument....the building needs to come down! The clean up costs alone with the DEP, then the greasing of the palms in Hopatcong, then the taxes on that business.....it's enough to make you crazy! I had one fella tell me that was willing to develop that land "it's like pushing a rock uphill"! This borough does NOT want new business. They want to keep it QUAINT!

I think the location this listing is referring to is the old Re/Lyns Bar, next to the Red Barn. That building was knocked down and approved for a day care center, and work started on it until the owner who was going to own the day care center passed away. I think maybe a teen center somewhere in one of these vacant buildings would be a great idea. Fundraising, and parent volunteers. Alot of teens say there is nothing to do in this town, then they end up "hanging out" and getting into trouble. Maybe if they have something to do, we can keep the ones who are good and looking for something fun to do away from the scumbag junkies. just a thought

It was so nice and quiet in the cove without the Tidal Wave. No drunks screaming in the parking lot in the middle of the night . The building now is a eye sore. It would be nice to have a restarant with good food and a dinner show. It would be nice to have a nice place to go to and actually stay in Hopatcong.

Hey Jersey Girl! Hopatcong was once a place many wanted to come, movie stars and vaudeville folk. I think it would be great to turn it into a "quaint" bed and breakfast or hotel. We need more of those places. Great idea! Eitherway, you have to tear it down and start over.

I am pretty sure the $100 sale price was for the transfer of title and not a give a way. The woman died. If the corporation the land is under had to change principles because of ownership than so be it. Not everything is a big scandal. No big conspiracy. If someone was retitring in your family and wanted to sell you their house, they could do it for $1 would you accept that Michelle? Or would you insist on paying full market value? Stop with the dramatics Enough going on in this town to worry about.

Dee...."pretty sure" doesn't count. But you were right. I did a bit more investigating. That property located at 446 River Styx sold for $100. The Tidal Wave's property at 470 River Styx sold for $100 too in 2008 by a Robert E. Untig to a Coba Inc.

obvious from the street that the building needs to go,but havent we learned anything from the Madhouse fiasco,something really wrong here,the only way to fix anything in this town is big money and my thoughts are Kellogg will come and scoup us all up after this little town goes belly up and he`ll own the whole dam thing its our future, im sure about that,someones running this show into the ground i just cant figure out who the hell it is!

I live around the neighborhood, and yesterday I witnessed a moving truck with the ramp down in the parking lot and I saw movers either bring things in or out of the building! So I'm assuming they must be renovating!

NO!NO! to any more bars and restaurants.What would be nice is a place to attract people to the lake.This is a lake community so having a little sports shop would be nice where you could get fishing bait and tackle and other supplies. Maybe having a coffee bar inside and some tables and chairs were people can meet and have a cup of joe before they set off on the lake for a day of fishing.

There are homes nearby so whatever is there should not be too noisy at night but a pub type establishment with accoustic music (maybe even some musicians you might hear on WNTI or WFUV) and good food would be a great asset. Lots of people getting drunk is not good for the town but a pub where people come primarily for the music and maybe have a beer or 2 (and I mean just that one or 2 not rowdy drunks and not the kind of atmosphere that encourages rowdy drunks) maybe even a brewpub along with some good (but not fancy) food. Think Salt Gastropub or a place like that. The problem isn't that places sell alcohol it's that some people feel the need to drink to excess. If they sell microbrews and decent wines and no hard liquor and no $2 drink specials, it's not the place to get drunk, it's a place to enjoy good music with a drink.

The Tidal Wave land and building was on the market between 2008 - 2010 by the former owner but asking about $800K for it, for which it is appraised at for tax purposes in the borough. It ultimately fell into foreclosure and was back on the market in late (Dec) 2011 selling to Lakeland Enterprises, LLC for $225K, down from asking price of $550K. The annual property tax bill on the place is $16K - or about the same as the tax value of about 2.66 houses valued/appraised at $300K.........The building has obviously not been properly maintained for years and is in a terrific state of disrepair - It comes down to cost - is it more economical to restore existing building or do a tear down and rebuild? Castaway's faced a similar issue with their building.

Heck fed up...they might not even get a COO on the property if they aren't working directly with the construction office in this town. When my dock was wiped out a couple years ago with the Noreaster that rolled through, using the exact same footprint, I got wacked because the original plans on file in the office showed the dock was 6" smaller in width. Six inches is the size of the average you know what! I just can't get over what they knit pick you for down there. WTF...it's all about the $.

Beach Bun....you should go to the Council Meeting tonight at the borough building @ 7:30 PM and express your feelings in person to the Mayor. Since they're introducing the budget which includes 3% raises over the next 3 years to all borough management employees, you may want to ask her where she is getting the money for that along with the 2% increase in funding for the schools along with the increases coming from the county. The 5-6% increases in real estate taxes we have been experiencing since 2003 when my wife and I moved here will be a thing of the past. Expect 8-10% this year with the Hurricane Irene excuse. Hell even cash strapped Patterson hit their tax payers with an 18% increase and didn't think twice about the economic implications to businesses in their town. Hopatcong will be no different. Lucky we had a mild winter. Maybe they can take the $ they saved in plowing and salt and roll it over. NOT!

If we have 5 bars in town so be it, it bring people in and makes money. DUI'S are up in quantity but lets be serious now if you haven't got the hint that drinking and driving is illegal by now you deserve to get your licenses revoked for stupidity. Call a cab if it cost you 20 dollars its hell of a lot cheaper than DWI or DUI. plus don't the arrests bring in the town money? Also if your 21 - 26 there is no where to go to have a good time, Castaways is too small even though the people there are prices are right and the food is great. Pavincis is a nice bar if you want to get a cougar but other than that alot of old people plus Mario doesn't want the young crowd there, drinks are to expensive. The tidal wave brought the young crowd in who spent 70-150 per person a night. BRING BACK BOTHER BARS , people like to drink.hopatcong is a drinking community with a boating problem.

Guy...not going to be a bar. Going to be a "family restaurant". There is a drinking and boating problem here on the lake. If they choose to come too close to my dock where my grand kids and neighbor kids are swimming I'll track them down like rabbits!

My wife and I are from Long Island. Every summer, we visit our son and his family who live in Hopatcong a few yards from the lake. We were disheartened and very surprised when the Tidal Wave closed since we would often bring the family there by boat to have lunch or dinner outside on their patio. The establishment was charming and informal, had a perfect boat-accessible location on the lake and the food was good. Each time we went there, it was always very busy and seemed to have everything going for it. We can only hope that the owners choose to refurbish the structure and re-open the original Tidal Wave.

Tear it down! Its an eyesore the way it is and no amount of "fixing" up is going to change it enough to make it any kind of asset to the community. It would be nice if the property was condemned and taken over by the town to be made available to Hopatcong residents. But if it must be a business, I would like to see a business similar to the Main Lake Market in Jefferson. No alcohol, please!

James....just protecting my family and those I care about. An incident occurred about 5 years ago when the Tidal Wave was still open. A "drunk" boater on the way to the Tidal Wave came within feet of our dock (legal is 50'), sent a "wave" over us while we were enjoying the sunshine and kept going. Fortunately, my neighbor's kids who normally hang out in the water right about where that boat crossed weren't there swimming. I got in the car and went towards River Styx and saw him pull into the Tidal Wave. I went down to the docks there and had a talk with him while his girlfriend managed to hold him up. Totally intoxicated!!! She was embarassed and apologized profusely. He couldn't utter a straight word but he was driving a boat! I told him the next time it happened, I'd report him to the state police. Now, do you have a problem with that?

Was he drunk or was he an alcoholic? You should have called the police on the spot. If he would have left the bar and ended up hurting someone, you could have been the one to prevent it.

anyone whos drunk,drinks while driving a boat and then stops to get even more drunk,easily fits all the criteria of a alcoholic and then some,the reality is if we like someone hes drunk,and if we dont... he`s a alcoholic,the real truth with almost all alcoholics you cant even tell they are drunk until they`re over .20 %..... this guy in the boat was well past .20% and can assure you he would have never allow her to drive that boat back either. that would mean he drank to much and thats just not possible, simple rule of thumb if you are drunk you are a alcoholic!

For those that remember, for quite some time, this was the location of the Upper Deck Restaurant and Comedy Club for a number of years. There was a small bar to the right as you walked in the front door seating no more than 12-15 people with several tables for those waiting for dinner or the show. The location of the current oversized "U" shaped rectangular bar was the dining room. Down stairs was the comedy club which would seat seat approx. 125 at the tables and 20 seat bar. There were 3 shows per weekend. Pat ran a great place for years. The Tidal Wave had it's good points as well as it's bad points - mostly the latter. I believe the place changed hands 3 times under the Tidal Wave name with all the owners/managers contributing to it's down fall with their lack of experience and and inability to run a profitable business with a controlled environment. The last two owners (C&K) killed the place slowly over a 5 year period and ultimately drove the final nail into the coffin. The location has a lot of potential if operated properly and profitably and despite all the grumbling above, it would receive the necessary approvals by the borough officials. During the Tidal Wave years, this place sucked up an enormous amount of police resources and they generally didn't care about being a good neighbor. None of the former owners any control of this "out of control" environment they created.

Remember Hopatcong doesn't and never has care at all about image, look at the town its a disaster, right when you enter you get your first hand image of the town - They deserted lower River Styx to a ghost town with rotting buildings and foundations - Town council doesnt give a crap about the town - lights and sidewalks wont do it, sorry

I personally met and spoke with the new owners. They know all about the problems of the past here. They are trying to establish this place as a family restaurant, not a gin mill. Personally, if you bought a house next to or near a bar on a lake you should have known what your getting into.
